What are the common signs of roof damage?
- Loss of granules, curling, cracking, torn or missing pieces and visible fiberglass matting.
Does the homeowner have to be present when the roof is being estimated/inspected?
- No, the homeowner does not have to be home for an inspection/estimate to happen. We would like one or both homeowners to be present when explaining the estimate/estimate
Do you charge for your estimates?
- There is no charge for estimates for new roofs. There may be a charge for a repair/inspection estimate.
How long does it normally take for a new roof to be installed?
- In some cases a new roof can be installed in as little as one day. Depending on the size and pitch if the roof it may take longer.
What is the difference in installing a new roof and applying new shingles over my existing shingles (layover)?
- A new roof installation give the installers a "clean slate" to view any possible damages that are undetectable while shingles are present. The shingles being removed gives the installers a chance to stop any further damages from occurring. A "lay over" is a less expensive way to water proof your roof. In most cases the installation of shingles over existing shingles will reduce the shingles warranty by up to half. Manufacturer coverages need to be verified before installation. The lay over method of installation may only be covering up existing problems with decking, flashing and deterioration. Affordable Roofing recommends the full removal of existing shingles before the installation of new shingles.
What are the options with vent stack flashings (pipe boots)?
- There are two common options: Lead and Aluminum w/neoprene gasket. Both options are considered acceptable. The lead option is more long term and has a history of longevity. The aluminum/neoprene boots last approximately 10-12 years and then will need to be replaced.
What are the options with chimney flashings?
- At Affordable Roofing we do not recommend tar as the only seal on your chimney. The recommended method of flashing a chimney is to use a quality Ice & Water underlayment, aluminum step flashing and then, depending on what your chimney is made of, a surface or inset counter flashing.
